BUILDING
The complex is formed in the first phase by 76 apartments located in four blocks A, B, C and D, with nineteen units per building. The second phase has a total of 53 apartments, located in 3 buildings E, F and G with 20, 19 and 14 apartments each. It includes underground garages in the basements. All these communicate via interior pedestrian lit passageways, ending in the swimming pools areas.
In total there are 129 Residences surrounded by a gardened area which, depending on the design, have roof-terraces, pergolas, porches and terrace-gardens.

GARDENS
The gardened area which surrounds the complex is planted with typically Mediterranean vegetation: pines, palm trees, tamarinds, shrubs and bushes, etc. emphasising the attractiveness of the complex. An automatic irrigation system supplies said vegetation with the necessary humidity for its continued maintenance.
The boundary walls and accesses to the complex have a natural covering of limestone extracted from the excavation itself, giving it an individual character. Respect for the natural environment in harmony with the surroundings have been the main consideration when designing GRAN FOLIES.

SWIMMING POOL
The swimming pool has been tiled with mosaics and have the latest generation of illumination and filtering equipment.

CONSTRUCTION AND INSTALLATIONS IN THE GARAGES
The garages are situated beneath the inferior sub-blocks (basements), constructed with concrete walls type H 250, and in some cases, the walls of the same are made of exposed natural stone, from the ground itself.
The garage doors operate by remote control. There is easy access to the apartments by way of lifts. The garages are well lit.

CONSTRUCTION OF GROUND AND UPPER FLOORS
The exterior walls formed by 14 cm H-16 bricks with 4 cm insulation + double 25 mm dry partition wall sheets (15+10). The dividing walls between residences are made of 14 cm H-16 bricks + 4 cm high density acoustic insulation. The interior walls of the same are dry partition with double 25 mm sheets on both sides (15+10) + 4 cm high density acoustic insulation.
The walls of the stairwells are of 14 cm H-16 brick, clad with slabs of reinforced concrete.

ROOFING
The roofs are of curved Arab tiles, naturally aged, in 5 colours and standard for the gutters. The fallpipes and drainpipes are of fired clay and/or zinc.
The accessible flat roofs have been tiled with ceramic floor tiles.
These are waterproofed by means of asphalt sheeting and separating geotextile felting. The paving on the terraces and porches is of "Travertino Olivillo" marble floor tiles.

FINISHING OF THE RESIDENCES
Exterior siding
Façades (composition of the same)
These have different sections of the following materials:
- Coloured lime mortar (stucco or float-finish).
- Cladding of sandstone.
- Pebledash lime mortar.
Application of the same:
Cladding the wall using sandstone slabs with inlaid rounded edge.
• Rendering the face with cement, lime and sand based mortar, with incrusted sand pebbledash.
• Rendering with TEXCAL lime, marble gravel and pigment based mortar, float-finish with the same material.
• Rendering with TEXCAL mortar with a lime marble gravel and pigment based TEXCAL stucco.
• Cladding of limestone slabs.

Interior Finishing
Rendering and plaster finish to the ceilings; false ceilings made of dry partition. The ceilings of the basements have a plaster finish.
The interior / vertical faces are made of dry partition wall with two 25 mm. (15+10) sheets on each side, doted with acoustic insulation. The façades come with thermal insulation. The communal areas (entrance halls and stairwells) have been covered with a 1.00 meter high dado of painted mortar. The mouldings and the remainder of the areas have a rendering and plaster finish on the vertical faces.
The interior arches are made of moulded plaster or dry partition walls. .Tiling
All the apartments have anti-impact sheeting in the floor. In the interior tiles of antique "Amarillo Parador" marble, laid out using a roman pattern made up of pieces of 60x40, 40x40, 40x20, and 20x20 cm. respectively. The dado is of the same antique marble mentioned above.
In the terraces the tiling are with pieces of "Travertino Olivillo" marble set square with skirting and perimeter border of "Crema Real" antique marble.Tile hanging

EXTERIOR WOODWORK
The entrance door of the building is of wrought iron.
The balcony doors and exterior windows are of aluminium TECHNAL marine quality with door furniture for easy gliding and sometimes swivel type opening and CLIMALIT glazing type (3+3/12/3+3).
The shutters to the bedrooms are of Mallorcan style; the windows have a thermolacquered aluminium frame and double glazing CLIMALIT glass type (4/12/3).

INTERIOUR WOODWORK
The entrance door to the Residence is covered with oak, varnished, with a safety lock, has a rubber seal between the doors, nickelplated knob and peephole and varnished at the back.
The interior doors are of wood with white matt finish, with panels, mouldings and moulded lintel, embossed decorations and relief moulding to both sides. The handles of the same are of chrome.
The fronts of the wardrobes are of wood with a white matt finish in tune with the rest of the woodwork, with sliding and folding doors, with embossed decorations and relief moulding on one side, (matching the through doors). The interior of the same is covered with beechwood melamine with angle beads of 2 mm. The door furniture of the drawers, shelves and hanging bar have a chrome finish.

METAL WORK
The railings of the porches and terraces, in addition to the portholes situated in the stairwells, are of wrought iron.
Stair banisters of wrought iron with fixing bolts of stainless steel.

PAINTING
The interior walls are painted using plain shades of matt paint. In the bathrooms, the walls are painted with plain paint matching the marble claddings.
In the garages, plain plastic paint has been used.

BATHROOMS
Master bathroom
The main en suite bathroom is equipped with a high quality enamelled steel bathtub (KALDEWEI) model PUNTAFORM.
In addition, it has been equipped with a PHARO shower cubicle with enamelled steel shower tray, incorporated massage nozzles, integrated ceiling light and mural shower from the firm HANSGROHE for a most enjoyable shower.
The toilets and bidets are from DURAVIT, model PHILIPPE STARCK with wall mounted cistern type GEBERIT for the toilet and U-bend; DUOFIX system; double frontal chromed push-botton flush, soundproofed, with accessories and fixing bolts.
Basins are of "Amarillo Parador" antique marble matching the useful surfaces into which the basin mirror has been incorporated.

These are equipped with a marble shower tray and occasionally with a bathtub and enamelled steel shower tray.

KITCHENS
Each apartment has a fully equipped kitchen from POGGENPOHL; the electrical household appliances such as cooker hood, oven, microwave, oven, glass-ceramic hob, duropal working surface with wood finish, refrigerator, dishwasher, washer-dryer; and depending on the type of residence, including an electric grill. All the electrical household appliances are from KÜPPERSBUSCH.

LIFT INSTALLATIONS
The lifts from the firm OTIS are of ample dimensions to carry six persons; with automatic doors, electrical (without machinery room) and low consumption, and satisfy the demands of the most modern techniques in matter of soundproofing. They also comply with the norms for the handicapped and those for firesafety.

HEATING AND AIR CONDITIONING
The Residences are equipped with a hot-cold air conditioning system. This is a special installation with a CLIMAVENETA, DAIKIN air/water heat pump with Fancoils from the same firm, SCHAKO, diffusion devices and individual thermostat for each room. With this installation it is possible to enjoy optimum comfort totally to taste in either Summer or Winter.
The system has individual electric meters for each residence, this way the control and measure of consumption is carried out individually for each one of the Residences.
The installation is designed in such a way that the temperature of the interior spaces (with exception of the laundry room) may be individually graduated to a comfortable level. The installation is foreseen to function as cooling in Summer, in case one so desires, whilst in Winter it provides a pleasant warmth.
In addition to the aforementioned, all is equipped with underfloor heating with water, and individual thermostat in each house.

ELECTRICAL INSTALLATIONS
The low voltage mains is installed out of sight within the partitions walls. On each floor there is a central control box with individual supply meters with which the consumption is calculated individually.
The electricity fittings are from the firm B-TICCINO, LIGHT type.

TELECOMMUNICATIONS
In all the houses there exist RDSI connections, enabling various simultaneous connections to be made, such as Internet, E-mail; in addition they have a pre-installation for audio-visual apparatus given by the firm BANG & OLUFSEN and installation for TV, AM / FM, as well as a parabolic aerial for satellite connections.
The entrances to the Residence have a video-porter, at the street accesses (main entrance to the complex) and audio-porter for the building accesses.

HOT WATER SUPPLY
Each Residence has water storage with an independent electric boiler, with a 200 litre capacity.

SECURITY
For your security, an alarm installation with infrared sensors has been incorporated. This installation is connected to a central alarms system situated in the Social Club, with which it is guaranteed that during your absence there is continued surveillance.
In the master bedroom there is a safe, which at all times is under the control offered by the security system. Here one may keep ones valuables.
